Meadow Partners sold the six-story office building at 57 Willoughby Street for $48 million to a group of investors, including Prosper Property Group Founder Damien Smith, Zuccarello Zerillo & Company Principal Peter Zuccarello and GRA Equities Founder Gary Romaniello, according to property records made public Friday.

A joint venture has added to Bayonne’s fast-growing stock of luxury apartments, unveiling a 91-unit property about a block from the Hudson-Bergen Light Rail.
Local officials joined building ownership and management last week to mark the opening of Bay One Apartments, an 11-story building with studio, one- and two-bedroom homes at 957 Broadway. For many, it was a first look at what is now the tallest residential building in the immediate area, which offers a host of amenities and easy access to nearby businesses.
The Bay One ownership team includes Gary DeBode of Gallium Real Estate, Lance Lucarelli and Joseph Lucarelli of The L Group, Gary Romaniello of GRA Equities and John Cali and Jason Cali of Cali Futures.

Bayonne’s Bay One apartments celebrated its grand opening with a ribbon-cutting ceremony on Oct. 8.
The in-person, socially distanced event, brought together community leaders, building ownership and management, and residents to mark the occasion.

Walker & Dunlop, Inc. (NYSE: WD) (the “Company”) announced today that it structured $86,000,000 in financing for a five-asset, 1,208-unit multifamily portfolio located in Kissimmee and Oakland Park, Florida as well as Abilene and Amarillo, Texas for its owners, Pilgrim V and GRA Equities. The transaction was closed by Walker & Dunlop Commercial Property Funding, LLC (“WDCPF”), the New York City-based, wholly-owned high-yield first mortgage and mezzanine lending platform of Walker & Dunlop, Inc., which provides funding on investments collateralized by multifamily, commercial, hospitality, and healthcare-related real estate assets. The program capitalizes both stabilized and transitional assets across all property types in the United States.

Pilgrim V and GRA Equities have obtained $86 million in financing for a five-asset, 1,208-unit multifamily portfolio with properties in Kissimmee and Oakland Park, Fla., as well as Abilene and Amarillo, Texas. Walker & Dunlop structured the deal on behalf of the owners.
“The loan provides the capital that’s necessary to reposition the properties and provide a bridge between renovation and stabilization that will allow cash flows, in preparation for a longer-term takeout loan,” said Gary Romaniello, Principal of GRA Equities.
